2003 TAX CERTIFICATE SALES AGREEMENT  

This Agreement is for the Purchase of a Delinquent Real Estate Tax Certificate:

(1.) No. 03S-0001111 for the years 1995-97, with total tax penalty and interest due the County being approximately $50,000 (does not have to be paid by purchaser). Real Estate Permanent Index No. P.I.N.#530-25-16-421-095. The common street address being 789 N. Anywhere St., Chicago, Il. ($25,000)

The purchase price of the above described Tax Certificates, $25,000 shall
 be made by cashier’s check, certified funds, money order or cash, and payable to
Taxbiz, Inc. as follows:

            $8,000              upon signing of this agreement 2/24/2000 (down payment)  
            $8,000               on or before 4/4/2000 (45 days)  
            $9,000               on or before 7/24/2000 (90 days)

(1.)       This contract is for purchase of Tax Certificates.  Title to the Real Estate can be obtained by filing a Petition for Tax Deed 3 to 5 months before the expiration of the redemption period, providing no redemption takes place and subject to payment of subsequent taxes from the year of the Tax Sale. All Payments made prior to the final payment shall be considered earnest money and forfeited if final payment is not made within the time frames described above. The original Certificate shall be held in escrow by the Seller’s attorney and delivered to the buyer upon payment in full.  It is recommended that you consult an Attorney for the filing of a Petition For Deed if appropriate, even before receipt of the original certificate. The purchaser shall receive a copy of the original tax certificate. The purchaser may file a petition for tax deed immediately after signing this agreement and payment of the earnest money to the seller.

(2.)       The buyer acknowledges that he/she is not currently an owner, lender, lien holder or other interested party to the described property and is not acting as an agent or representative of any such person.

(3.)       In the Event of redemption, actual demolition, or States Attorney initiated “sale in error” between today’s date and 10/1/2000 (7 months) the purchaser shall receive a refund of all money paid to the Seller by Buyer pursuant to this agreement.

(4.)      The purchaser understands he/she must pay an attorney for legal fees (approx. $1,700) for the filing of a tax deed petition.
